People looking at Southwest Florida almost always end up comparing these two. The short version: Naples is the beach town, polished and priced like it. Fort Myers is the river city, with a brick street downtown, a quick airport and a much lower price, and no beach in town.
Side by side
These are our scores for each town, on a scale of 1 to 5.
Price
This is the biggest gap. In Fort Myers the median sale price was about $325,000 over the three months ending August 2026, according to Redfin. Inside the Naples city limits it was about $1.2 million over the same period.
Most people who say Naples mean the wider area, not just the small city by the beach. Across the Naples metro area the median averaged about $646,000 over the first half of 2026, according to Redfin data. That is still roughly double the Fort Myers figure.
The beach
Naples has beach access at the end of nearly every avenue downtown. Just north, Delnor-Wiggins Pass State Park ranked sixth on Dr. Beach's 2026 national list. One thing to know: the Naples Pier is closed for a rebuild and is expected back around mid 2027.
Fort Myers has no beach in town. Downtown sits on the Caloosahatchee River, well inland. Fort Myers Beach and the Sanibel causeway are each about 30 to 40 minutes away, and longer in winter traffic.
Downtown and nights out
Old Naples is a true walking district. Fifth Avenue South runs to the beach, with Third Street South a few blocks off, and both are lined with restaurants and galleries. Most of it wraps up by 11.
The Fort Myers River District is a compact grid of brick streets. Art Walk brings it out on the first Friday of every month and Music Walk on the third Friday. Florida Repertory Theatre and the Caloosa Sound Amphitheater are both downtown.
Boating
Both are good boating towns. Naples Bay opens to the Gulf at Gordon Pass, with slips, fuel and charter boats at the City Dock. Fort Myers sits on a wide stretch of river that is part of the Okeechobee Waterway, so you can run west to the Gulf or east across the state. The Gulf is a long ride down from Fort Myers, though, not out the back door.
Getting in and out
They share Southwest Florida International (RSW). It is about 20 to 25 minutes from downtown Fort Myers and about 40 minutes from Naples.
What to watch in both
- Both were hit by Hurricane Ian in 2022. Check the flood zone and get an insurance quote for the exact address.
- Both are much busier in winter. In Naples, Fifth Avenue parking fills and US 41 crawls from January through April.
- Summers are hot in both, and Naples gets very quiet.
How to choose
- Lean Naples if the beach is your daily plan, you want to walk to dinner and the budget allows it.
- Lean Fort Myers if you want a downtown with regular events, a fast trip to the airport and a lower price, and you're fine driving to the sand.
