Every Florida move comes with a surprise, and for most people it's the insurance bill. It's worth understanding before you pick a town, not after.
The numbers
According to MoneyGeek's 2026 analysis, Florida homeowners insurance averages about $10,384 a year for a standard policy with $250,000 of dwelling coverage. That's far above the national average. It also varies a lot by city, from about $4,254 a year in Tallahassee to about $16,123 in Miami.
Why it's so high
Hurricane and storm exposure, rising claims and repair costs, and insurers leaving the state have all pushed prices up. Being close to the water and in a flood zone usually adds more.
What to do before you buy
- Get a real quote for the exact address, not an average.
- Look up the flood zone and ask whether flood insurance is required.
- Ask about the age of the roof. It can change your premium a lot.
- Compare two or three towns side by side. The cheaper house isn't always the cheaper home.
Every town page on Florida Coastal includes an insurance note so you can plan for it from the start.
