Most people pick their Florida town the same way. One great week in winter, a sunset, a grouper sandwich, and a home search on the flight back.
A vacation shows you a town at its best. Before you buy, make it show you the rest of the year. Six ways to do that.
1. Go back in August
Hurricane season runs June 1 through November 30 and peaks from August through October. The air is heavy, storms roll in most afternoons, and some beach towns get very quiet. If you still like it then, you like it. Our hurricane season checklist covers what to look at while you are there.
2. Drive the bridge at 5pm
On an island, the bridge is your commute, your grocery run and your way out. Traffic onto Anna Maria Island is heavy all winter and spring. The Cortez Bridge beside it is being replaced, and the new span is not due until about late 2029. Time the drive before you fall for the house.
3. Check what is still closed
The photo that sold you may be out of date. As of fall 2026:
- Naples Pier: closed for a rebuild until about mid 2027
- Fort Myers Beach pier: a new one is expected in late summer 2027
- Flagler Beach pier: being rebuilt, expected early 2027
- Anna Maria City Pier: still under repair
- Lauderdale by the Sea pier: closed, not expected back before 2028
None of that is a reason to skip those towns. It is a reason to visit once more before you buy.
4. Time the airport for real
Listings love the no traffic number. Do the drive on a weekday afternoon. And check who flies there. Naples Airport has no scheduled airline service, while little Vero Beach had three airlines as of early 2026.
5. Walk the street on a Tuesday
A block that feels like a neighborhood in July can be mostly weekly rentals in March. A bar scene that is packed on spring break can be empty in September. Neither is wrong. You just want to see the version you will live with.
6. Rent first if you can
A few months in a rental costs less than buying in the wrong town. You will learn which side of the bridge you want, which grocery store is yours and whether you go to the beach as much as you thought.
