Destin vs 30A: Same Emerald Water, Very Different Days

They sit side by side on the Panhandle and share the same sugar white sand. One runs on boats and one runs on bikes.

From the beach you can't tell them apart. The sand is the same bright white and the water is the same clear green. Step off the sand and they are two different lives. Destin is a harbor town built around boats and fishing. 30A is a string of small beach towns along a two lane road, built for walking and bikes, and priced well above its neighbor.

Price

Redfin put the median sale price in Destin at about $565,000 over the three months ending August 2026. Across Santa Rosa Beach, which covers most of 30A, it was about $915,000 in August 2026, and homes close to the beach run much higher. On 30A, budget for HOA fees on top.

The beach

Both score a 5. In Destin, Henderson Beach State Park has 30 foot dunes with no buildings behind them. Since May 2026, day visits there need an advance reservation.

30A has 26 miles of sand with dozens of public accesses. Dr. Beach named Grayton Beach State Park the number one beach in America in 2020.

On the water

This is Destin's side. The charter fleet lines the harbor, HarborWalk Marina has fuel, bait and slips, Joe's Bayou has five public ramps, and East Pass puts you in the Gulf in minutes.

30A is paddle country. Fifteen rare coastal dune lakes are made for paddleboards and kayaks, and bigger boats launch from public ramps on Choctawhatchee Bay.

Getting around

Destin is strung along US 98, and nearly every errand means getting in the car. That one road backs up badly from spring break through summer.

On 30A, Seaside, Rosemary Beach and Alys Beach are built for walking, and the 18.5 mile Timpoochee Trail links them by bike. The tradeoff is the same season. In spring and summer the two lane road slows to a crawl.

Nights and the calendar

In Destin the harbor is where the night happens, with bands on the deck at AJ's and summer concerts at HarborWalk Village. Every October the Destin Fishing Rodeo runs all month, with free daily weigh ins on the docks.

On 30A the night starts with the sunset. Bud & Alley's rings a bell on the roof deck when the sun hits the water, and most nights are done by 10. Every January the 30A Songwriters Festival brings more than 300 shows over one long weekend.

Getting in and out

Destin Fort Walton (VPS) is about half an hour from Destin, longer in summer traffic. From 30A, there are two regional airports, each about 45 to 50 minutes away.

What to watch in both

  • Hurricane exposure, with wind and flood insurance that add a lot to the monthly cost.
  • Summer crowds. Fall and winter are much calmer in both.
  • On 30A, HOA rules and fees vary a lot from one community to the next.

How to choose

  • Lean Destin if you want a boat in your life, a shorter drive to the airport and a lower price.
  • Lean 30A if you want to bike to coffee, walk to dinner and have quiet streets most of the year, and the budget allows it.

Still torn? Panama City Beach to the east and Pensacola Beach to the west have the same sand at different prices and paces.
